Terms and conditions

When we use the terms “we”, “our” and “us” we are referring to Luccombe Villa and/or its owners.


A booking is confirmed only when we receive both the completed booking form and the appropriate deposit and our confirmation and receipt has been issued. A provisional reservation will be held for 5 days and if we have not received the booking form and deposit within this time the reservation will lapse. A booking is the sole responsibility of the person submitting the booking form. It is not transferable to another party without our prior consent.

If a booking is made 6 weeks or more before the holiday starts, a deposit of 20% is payable. The balance is payable not later than 6 weeks before the start date of your holiday. If your holiday begins less than 6 weeks from the time of booking, the full amount is payable. If the balance payment is not received by the due date, as set out in our confirmation letter, then the guest will lose their booking and the deposit will be forfeit.


In the event of cancellation less than 6 weeks before a holiday begins the whole amount is payable unless we succeed in re-letting. With more than 6 weeks notice, only the deposit will be forfeit. Cancellation of the booking must be made in writing (including email). The effective date of the cancellation will be the date on which we receive it. Insurance against cancellation/loss/damage/injury/death is the responsibility of the person making the booking. We advise that you take out Insurance against such loss.

Agreement to these terms and conditions

Payment of your deposit (regardless of whether the booking form has been received) is deemed agreement that you have read and understand our terms and conditions of booking (which are published alongside our tariff on our website).

Car ferry

All weekly tariffs include Wightlink return ferry travel (either Portsmouth/Fishbourne or Lymington/Yarmouth) for one car, driver and up to five passengers. The terms and conditions of Wightlink Limited apply to all ferry travel. Please refer to “Terms & Conditions for the Carriage of Persons, Non-commercial Vehicles and Goods on Wightlink Ferries”.

Safety of children

Parents and guardians are solely responsible for the safety of their children at all times whilst at Luccombe Villa including when using the swimming pool (which is not supervised or monitored).


One parking space is provided for each apartment. It may be possible to provide additional parking if we are notified in advance.


Smoking is not permitted inside any of the holiday apartments.


Pets are accepted in The Den, The Warren and Cherry Tops. Pets are only accepted on the understanding they are kept under strict control, exercised off the premises and are not permitted in the bedrooms or on the furniture or in the communal guests' garden. They should not be left in the property unsupervised. Please ensure your pet's flea treatment is up to date.

Guests’ Obligations

The guest agrees:-

  1. to pay for any losses or damage to the property unless the cost can be recovered under any insurance held by Luccombe Villa
  2. to take good care of the apartment and leave it in a clean and tidy condition on departure. We reserve the right to take a security deposit in advance or make a charge for extra cleaning if the property is not left in a satisfactory condition.
  3. to permit the owners reasonable access to the apartment
  4. not to part with possession of the property, or share it, except with members of the party listed when booking
  5. not to exceed the total number of people stipulated in the property description, unless by prior written agreement
  6. not to sell or transfer the booking to another party without our agreement
  7. not to cause an annoyance or become a nuisance to occupants of other holiday guests
  8. not to smoke inside the apartment

Non-availability of property

If for any reason beyond our control the apartment is not available on the date booked (owing, for example, to fire damage) or the property becomes unsuitable for holiday letting, all rent and charges paid in advance by the guest will be refunded.

Breach of Contract

If there is a breach of any of these conditions by the guest or any of their party, we reserve the right to enter the apartment and end the holiday and ask the guest and their party to leave.

These terms are valid as from 1st January 2016.
